Traider is an independent and privately owned investment firm. Our clients include family offices, private investors, investment companies, foundations, trusts, institutional investors and sovereign clients. We offer investors corporate finance services, private and public placements, project financing, asset management, corporate management, accounting services and real estate management.
The company was founded in 2013 and currently counts around 100 employees.

Direct investments

Traider is a market leader directly or indirectly through associated partners of direct investments within real estate, shipping and offshore. We develop our projects through proactive co-operation and close dialogue with property owners, real estate developers, real estate brokers, ship owners, shipbrokers, advisors and commercial banks.
Real Estate
Within the real-estate sector we have a varied portfolio of office, retail and industry properties in the real estate market, with a strong emphasis on logistics, and have delivered 23,2% IRR to our investors since 2013. Traider has been involved in about 200 transactions, and is currently managing USD 5 billion (Q1-2019) in assets. Our sweet spot is attractive properties with longer contracts to solid tenants at strategic locations. We look for opportunities to leverage returns through property and project improvements, while in Finland and Denmark we have a more core, core-plus approach.
Shipping & Offshore
Within shipping and offshore, our approach is global. We are project focused and can consider all segments.
We have experience from dry bulk, container, tanker, LPG, RoRo and reefer within shipping. In the offshore sector we have experience from PSV, AHTS, Subsea, Construction and seismic. We have been involved with more than 320 transactions, and currently have USD 550 million (Q1-2019) under management. Our sweet spot is sale-lease back with a bareboat contract, which provides a fixed income-like product. Given the right market environment, we also do asset play transactions with shorter holding periods.
Fund Management

Traider is a leading Alternative Investment Fund Manager (AIFM). Our funds benefit from a full in-house service offering within the consortium Group. In total we have managed more than 16 funds within different strategies and asset classes. Today we are focusing on real estate and shipping funds where we hold an attractive track record.
Real Estate
Traider Asset Management is a leading core and core-plus private equity real estate fund manager with an AuM of more than USD 19 bn. Licensed as an alternative investment fund manager (AIFM).
We are presented to a wide range of deals, off-market, club deals and open market deals. Our Expertise team delivers the transaction execution edge, reflected in a solid track record.
Traider is currently establishing a new fund that will be number seventeen in a series of real estate funds managed or advised by Traider to make real estate investments around the world. In addition, Traider has three active realestate funds under management, advises one active real estate fund and have three funds under liquidation.
Average net IRR to investors since inception across all core-plus Traider Real Estate Funds has been more than Twenty percent 20% (excl. recently established Fund VIII nd XII).
Our Strategy
The Funds are based on a vintage mindset, meaning somewhat smaller funds with a limited size and a clearly defined fundraising and investment period. The funds have a core and core-plus strategy where the investment approach is to seek to build a diversified portfolio with downside protection based on long-term investments with semi-annual distributions providing attractive risk- adjusted investor returns.
The objective is to build a portfolio consisting of 17-25 real estate investments in the region of our establishments with the target of generating annual investor distributions of 5-8% and 10-12% annual rate of return(IRR) during the lifetime of the fund.
The Fund strategy focuses on investments within the real estate sectors of logistics, office, warehouse, light industry and big box retail (including mixed use). Primarily investments will be sought made in properties where construction has been completed or which is under construction and where the tenant or other third party bears the main completion risks. Up-side potential in connection with low-risk extensions and development opportunities will be regarded as compelling.
The investment philosophy is mainly focused on
- Downside protection by seeking attractive cost price relative to replacement cost, and strong tenants.
- Long-term investments with an income return mind-set, backed by visible cash flow.
- Up-side potential in connection with low-risk extensions and development opportunities, lease prolongation, etc.
- Robust investment focus, focusing on less cyclical investments.
- Targeting semi-annual dividends.
- Attractive risk adjusted returns acknowledging the importance of capital preservation.
Shipping
Traider Maritime Asset Management, a licensed AIF Manager currently managing two shipping funds focused solely on direct investments and will soon be raising money for a third fund. The funds holds a multi-segment strategy, that enables diversified portfolios across all three main shipping sectors: commodity, industrial and oil service. Investments are made in both club-deals and direct projects, and the funds are independent from any deal provider – enabling full flexibility and access to deal flow.
Property Management
Traider is responsible for management, operations, maintenance and rental agreements of about 60 commercial real estate properties. Traider works on behalf of the property owners, and the services include administrative, financial, technical and legal, in addition to project and construction management in rehabilitations and reconstructions. The current portfolio of buildings under management has an estimated value of USD 6 billion.
Accounting, Corporate Management and Depository

Traider Procurator, is an Authorised accounting firm providing services such as accountancy, corporate management, tax and corporate advisory, outsourcing of financial management and depositary services.
The company consists of 40 employees with high experience and competence within the above-mentioned areas. We take pride in being a competent, proactive, service-minded and accurate partner for our business partners.
The company mainly delivers services to investment companies, funds, real estate and shipping companies, and we are one of the leading accountancy and corporate management firm within these industries.
The company also contributes with advisory related to tax and corporate law, mergers and demergers, restructuring and establishment of new entities, due diligence, inheritance and generational changes etc.
Since January 2015, the company has had permission to act as Depositary for certain Alternative Investment Funds (AIF’s).
